We are coming down the home stretch on reservations for Island View
Towers and Harrison Village. Reservations are over 275, with a total of 316 units
available. Once the reservations reach 316, there will be a price increase.

Pricing and Unit Selection for Island View
Triangle Development has been working hard on getting the pricing determined.
With a project the size of Island View, that takes some doing! While final pricing
is not yet finalized, we snuck a peek at the pricing spreadsheets. At this writing,
1BR floorplans are starting below $400,00, and 2BR floorplans with a water view are
starting in the mid-$500s (before early reservation discounts).
3 BR floorplans directly on the water are a bit pricier, and with over 2,000 square feet
and large terraces, these units will be favored by those who desire luxury living at its finest.
There are several floorplans with limited or no water views, and their tentative pricing
reflects this.
There are a total of 14 different floorplans available, from 1BR to 4BR, some with studies,
with an additional 4 penthouse floorplans. A complete listing of the floorplans can be found at

In the very near future, clients holding reservations will be given the opportunity to select
their unit. We suspect that the selection process will begin based upon "guideline" prices.
Contracts will be signed after the selection process is well underway.
Because of the number of different floorplans and the various views/settings available,
giving a "broad brush" outline of pricing is nearly impossible. As a general guideline, the
higher the floor, the higher the price per square foot. And the better the water view, the
higher the price per square foot.
We highly recommend that you discuss your requirements with us before the selection
process begins. We have poured through the floorplans and the floor layouts, peaked into the
pricing guidelines, analyzed the views from various locations in the building, all to determine
the pros and cons of each unit.
Pricing and Unit Selection for Harrison Village
Harrison Village is the three story building that runs along Osceola and Ft. Harrison.
The first floor is retail, and now the second and third floor condos have been opened
for purchase! These units are priced LOWER than the Tower, with tentative square foot
prices running just over $300.
There are 38 units in Harrison Village, and reservationists can select, when it's their
turn to choose, either an Island View or Harrison Village condo at their discretion.
There are 6 different floorplans in the Village, from 1BR to 3BR. Condos facing Ft. Harrison
will be priced lower than condos facing Osceola. For many, Harrison Village will be
advantageous because of price.
Selecting Your Unit & Signing Contracts
Very shortly you will be receiving official floorplans to review. A few weeks after that,
you will be given the opportunity to select the unit of your choice, based on your
reservation number. After you select your unit, there will be a bit of time before you
sign a contract. The exact timing of this sequence has not been finalized, but the
sequence looks like:
- Receive floorplans for review, most likely with pricing guidelines
- Unit selection
- Contract signing with 10% down
If you select a unit in Island View Towers, expect to sign a contract this fall.
When you sign the contract, you will need to put 10% down.
At groundbreaking, planned for January of 2006, you will need another 10% down,
which will complete your deposit requirements. If you are able to obtain 90% or 95%
financing, you will receive money back at closing.
If you select a unit in Harrison Village, you won't be going to contract until the first
quarter of 2006, with groundbreaking in the summer of 2006, so you will have more time
to arrange your funding.
What is the Best Unit?
This is indeed the Six Million Dollar question. For each person, the answer is different.
With 14 floorplans in the Towers, some with 4 different views to choose from, 4 more
penthouse units with 2 different views each, plus 6 more floorplans in the Village,
with two different views for each of those, there are a LOT of choices!
