How's it going? Things are surprisingly busy down here in Clearwater. Many buyers are getting in on the action. It seems like many more properties are selling compared to the way the press portrays the scene.

What is really great is the bargains that are being gotten. You can imagine that sellers are very anxious to get a contract. It is not a good time to be selling, so the vast majority of sellers really want to make a deal or they would take their house off of the market.

Just closed on a beach condo for one of my clients last week. The condo 4 floors above sold for 935K 3 years ago. My buyers paid 595K for theirs!!!!

Many properties on the beach are selling for less than the pre-construction pricing a few years ago.

Also, foreclosures are playing a big role in the market. There is always a deal to be had when you are looking at a foreclosure property.

If you are looking for a deal - now is the best time I've seen in a very long while. If you wait until the "market turns around" it will be too late - sellers will be less willing to take a major haircut if they feel they can just hold out a few more months and get their price. We are very good at negotiating for you and we are not shy about putting in a lowball contract for you.
