Hi - We just had a beach closing yesterday that market a definite improvement in Clearwater real estate pricing. The condo was initially for sale for approx 720K. One 4 floors above it had sold for 935K.

We negotiated the condo to 595K. My clients got a helluva deal on Clearwater Beach. Clearwater real estate is about 20-25% lower than at the top of the market a couple of years ago.

Another amazing story showing the decline of the Clearwater market. These are declines that we have been personally involved in:

We sold our townhome on Island Estates 3 years ago for about 900K. The market really took off shortly after we sold. There were rumors that the value had gone up to 1.6M. But, one of the reason we sold was the developer had done a shotty job and all 11 townhomes needed a major makeover.

160K per condo later, the condos were looking pretty cool. Unfortunately for the owners, no one was able to sell during the makeover and the market had cooled by time the construction was completed. Last month, the townhome with the best location sold for 800K. That is 50% less that the supposed 1.6M zenith.
